Study notes

CU3’s rules block: what CEA requires of property and agency advertisements, and how the personal-data regime constrains how you may reach out.

What you must know

  • Advertisements must be accurate and not misleading — price, size, tenure, and project claims must be supportable.
  • Property and agency ads must carry the estate agent’s licence number and the salesperson’s registration number.
  • Advertisements may only be placed for listings the agency is actually appointed to — no advertising a property without the owner’s consent.
  • The estate agent is responsible for approving advertisements before publication, including those placed by its salespersons.
  • Under the PDPA, marketing calls and messages require consent or an applicable exception, and telephone numbers must be checked against the Do Not Call registry.
  • SMS marketing must use a registered sender ID so recipients can identify the sender.
  • Foreign-property advertisements must comply with CEA’s rules too, and must not imply CEA approval of the foreign property.
