The RES exam is two papers taken in the same weekend sitting. Both are 2.5 hours, fully computer-based, and 100% multiple-choice — there has been no fill-in-the-blank or short-answer section since 2023.
What you must know
- Paper 1 tests Competency Units 1–2 (industry overview, land law, dealings with land); Paper 2 tests Units 3–4 (regulation, marketing, transactions).
- Each paper: 2.5 hours, 80 MCQs worth 100 marks — Section A has 60 standalone questions, Section B has 20 questions tied to case studies.
- Pass mark is 60/100 per paper, and you must pass both papers in the qualification window to pass overall.
- Miss one paper and you may re-sit just the failed paper as a modular candidate.
- The exam is administered by CEA; sessions are conducted by an appointed exam conductor at computer-based test centres.
- You must complete the RES course with a CEA-approved training provider before you can sit the exam.
